Gym Sets Up at Skyview Estate’s Commercial Block – Kings Plaza

East Street Fitness (ESF) is a gym and is one of the new service businesses that have set up shop at Skyview Estate’s Kings Plaza. Kings Plaza is the new commercial building at Skyview Estate and is located right at the entrance to Skyview Estate. The set-up of the gym is in line with Skyview Estate’s vision of being a new suburb that is a self-integrated community, meaning there is not only houses but other services available such as a school, recreational areas and other types of service businesses.

ESF is a 100% nationally owned mobile training and fitness founded by trainer duo WIlliam Moaina and Florence Daple and offers a wide variety of programs for those wanting to lead a more active lifestyle.

Among the packages it offers are 4 week, 8 week and 12 week packages. Apart from the packages, for those wanting to come in every now and then, the rates are K 20 for adults and K 15 for students with I.D. One of the things about ESF is that you get that hands on professional help and advise about possible training and diet regime to help you get back into your fitness groove.

ESF’s opening times are:

Monday – Friday : 9:00 a.m. – 5:00 p.m. 

Saturday: 10:00 a.m. – 3:00 p.m.

‘Why Are Houses in Port Moresby So Expensive?’

That’s the question many people have asked or is on their minds, when they find out about Skyview Estate. Of course, as a home buyer this is a valid question and you have every right to know the reason/s why. There are several truly unique Papua New Guinean factors that have caused the upsurge in prices across the market. Houses in Port Moresby are higher compared to prices in other parts of the country. For the purpose of this article, we will discuss some of the reasons why houses at Skyview Estate may be slightly higher compared to other places.

1. Cost of titled land

As per the stats, about 97% or so of land in Papua New Guinea is traditionally owned land and only about 3% of that is titled State land. Thus, titled land is scarce or hard to come by and according to the ‘demand and supply’ rule, this scarcity pushes up the price of titled land. Now add that inflated price of land to the cost of building a house and there you have it. This is why the prices of houses are so high! It’s the low supply of titled land that is pushing up prices so high.

2. Constructed houses vs. Prefab

There are many advantages of both constructed houses (houses that are built from scratch) and prefabricated houses (kit houses). Houses at Skyview are constructed houses and are built with concrete and steel and the cost of building with these materials are higher compared to prefabricated houses. The advantages with building constructed houses with concrete and steel are that these materials are durable and over the long term, houses built with these materials require less maintenance and upkeep. If you’ve purchased your home through a home loan, factors like the durability of the materials used in building your house are important. 3. High Cost of Building Materials

Another factor that adds to our houses being more ‘expensive’ is the high cost of building materials within the country. As much as possible, the building materials used for construction such as gravel, sand, steel, piping, etc… are sourced within PNG; but due to the high cost of these building materials this also has a final say in how much the end product will cost. With the current economic situation too over the past couple of years, suppliers have had to put up their prices to deal with the rising costs of their operational costs. 4. Amenities, Connected Utilities & Location

Developments or other additions can lift up the price of houses. For example, houses and apartment complexes around the Port Moresby CBD area will sell for 50%+ more compared to a house for sale around the Waigani area. As the city of Port Moresby explodes at the seam, the city’s development is gradually moving into other places such as the 7 Mile – 8 Mile area. This as well, makes 7 Mile and 8 Mile areas as desirable to live at.

Other developments as well such as connection to essential utilities such as water, power, sewerage also add to the overall value of houses at Skyview Estate. Other developments such as concrete sealed roads, as well as carports and drainage system all add to the overall value of properties on sale at the estate.

Skyview Estate – More than Just Houses…

Skyview Estate, situated along the ATS road, 7 Mile in Port Moresby, is more than just houses but about building a residential estate that enables and promotes community living. In the past few years, a lot of work has gone into the construction and development of the estate. Previously, what used to be Skyview Estate was undeveloped bush land without any sort of infrastructural development. 1. Building Trunk Infrastructure & Other Infrastructure Development 

Trunk infrastructure is shared infrastructure for communal use within an area such as a suburb or neighbhourhood. Examples of trunk infrastructure are main public access roads, drainage system, street lights and connection lines to major utilities such as power, water and sewerage. Usually, the responsibility of building trunk infrastructure lies with the government. Skyview Estate has full connection to the main utility service providers in the National Capital District for power, water, sewerage and garbage collection. The developer took the necessary steps to making the process of connection to the city’s main utility lines through working collaboratively with PNG Power, Eda Ranu and the National Capital District Commission (N.C.D.C). Even before building began, there were major works that involved connecting the estate to main utility suppliers; works such as putting up power poles and lines, putting up a water and sewerage line to connect water and sewerage and taking the necessary regulatory steps to set up the estate with the N.C.D.C. for garbage collection. So, with the estate being fully connected to utilities, this makes Skyview Estate just like any other suburb or neighbourhood with the city.

3. Putting in More Amenities and Services to Create a Fully Integrated Community

Apart from all the other extras at Skyview Estate, there has been the inclusion of other amenities and services for the convenience of homeowners and the surrounding community or visitors to the estate.

In 2017, a commercial shop lot building ‘Kings Plaza’ was built and includes the following –

The estate is currently in Phase 2&3 of its development. At the completion of Phase 2, the estate will have close to 300 built residential allotments; currently, the estate has  well over 150 houses already occupied. When fully complete, the estate will have approximately 500 residential allotments. With the current shortage of ‘housing stock’ within Port Moresby and the country as a whole, large scale residential developments such as Skyview Estate work to add to more houses to increase the number of titled and bankable housing. It also is an answer to the increased demand brought about by the introduction of the PNG – government initiated – First Home Ownership Scheme (FHOS) with the Bank South Pacific. In addition, with large scale residential property developments, it requires a large workforce in the construction phase. Why House Inspections Are A Must for PNG Homeowners

Going for an inspection of the house you will buy is an important step in the process of becoming a home owner. Skyview Estate developer, Glory Development Limited, emphasises on and promotes taking every potential home buyer to come for an inspection of our different house models to see for themselves the house or the unit. Apart from a potential homeowner ‘seeing for themselves’ the houses, here are other reasons why going for a house inspection is important –

1. Real Life Vs. Advertisement 

What is on an advert differs slightly to what is the real thing. The brochure may say 90 square metres of floor space with a land area of about 40 square metres for example, but unless you inspect the property for yourself, you won’t see how these dimensions will fit into your life and how the floor space and the land area will work for you and your family and if the property size and dimensions match your budget and your lifestyle. At Skyview Estate, there are a range of different house models suited to different budgets, family sizes and lifestyle needs and having house inspections, this has allowed current and potential homeowners to see if the house/unit ticks all the boxes for them.

Internet Cafe Opens at Skyview Estate

Recently, Skyview Estate welcomed an internet cafe at the King’s Plaza shoplot. Internet cafe – Niutaim Cafe, has a variety of services available to the general public, the cafe has 25 computers available for those who may not have access to the internet or need a computer to do their work. This service is especially useful for students who need a stable and fast internet connection to do research for assignments or projects, it will also come in handy for those needing to check their emails or just plain web surfing the internet.

Apart from just being an internet cafe, the other services that Niutaim Internet cafe offers are –

  • Printing, copying & scanning – For those who may need access to a printer or scanner or copying services
  • WiFi Lounge – At the WiFi Lounge those who have their own WiFi enabled devices such as laptop, tablet, mobile phones can access the internet via our WiFi. Connecting to Niutaim’s WiFi

Phase 2 & Phase 3 Developments at Skyview Estate

Skyview Estate is located along the ATS road, at 7 Mile in Port Moresby. School Builds New Campus at Skyview Estate

Skyview Estate is one of Port Moresby’s residential property developments and is located along the ATS road, near 7 Mile.The vision behind the creation and building of Skyview Estate is to create a fully integrated estate that includes not only the residential area but other services and amenities such as shops, restaurants, cafes, recreational areas and of course a school. The estate was built with the vision of promoting community living.

Recent changes at the estate, apart from the residential development has been the building and completion of the commercial building – Kings Plaza. Kings Plaza will house a variety of cafes, shops, and other service oriented type businesses. Apart from the addition of Kings Plaza, the other recent change has been the inclusion of Paradise College (formerly PNG Paradise High School).

Paradise College plans to have classes ranging from early childhood to Grade 12. For the time being, only the senior high school classes (from Grades 9-12) are based at the new Skyview campus. Skyview Signage Lights Up the Night

If you’ve ever wondered where Skyview Estate is located, the chances of you NOT knowing where it is located are quite slim. Why? Well, because the estate has this big, white, bold sign that sits high up in a hilly part of the estate.

The ‘Skyview’ signage from a distance

 

The Skyview signage was put up about a year ago and ever since then, this sign has been a bit of a talking point. The sign is even visible from the nearby Jackson’s International Airport, and we dare to say, it may be one of the first thing and last things, an airline passenger notices, when a plane lands or takes off.
